Homes and Tomes: A Qeynosian Riverfront Property

I am selling the layout of the Qeynosian Riverfront Property.

This is a remake of my Tudor Farmhouse.

For those who wish to visit, it is listed on the Antonia Bayle leaderboards, under A Qeynosian Riverfront Property in the Hall of Fame category.

What this entails:

I will provide all materials except items that must be purchased from the Marketplace. Marketplace items are the responsibility of the homeowner. Marketplace items are optional. However, leaving them out may leave gaps in your decor.
It may take me up to a week to gather the materials if the home has been in high demand recently. If I am out of any Moonlight Enchantment or City Festival items, it may take me up to a month or more to restock, and your home may be delayed.
If I am out of stock, and you are willing to pay market price for the items, you will get your home quicker, as I can purchase them off the broker instead of farming them myself.
Cross-server purchases: I will sell to individuals on other servers. However, you are responsible for gathering all of the materials, and I will not come to load the house until you have gathered everything. On the flipside, I will not accept payment until you have gathered everything, so don't worry about me running off with your hard earned station cash/station cash items!

One (1) Hua Mein Retreat
One (1) Personal House Item Limit Expander (200) -- Stand in your Hua Mein and right-click and click "Use" (Optional purchase. Strongly recommended.)
One (1) Gnome Works Stove -- Place in the Hua Mein Retreat (Optional purchase.)
One (1) GnomeWorks Icebox -- Place in the Hua Mein Retreat (Optional purchase.)

The Qeynosian Riverfront Property was created with roleplay in mind--traffic flow is good for walking, and the furniture is easy to /sit or /sitc on. You do not hover over any of the furniture.

For those concerned with the fact that it has rather "modern" indoor plumbing, please keep in mind that the Roman Empire had indoor plumbing. And let's not forget the Indus Valley civilization, circa 2000 BCE (that's over 4000 years ago, guys!) which had sophisticated flush toilets in nearly every home. Considering that EQ2 has gnomes, I don't think it's a stretch to say indoor plumbing is possible. Just because we're not used to thinking of flush toilets as being ancient technology doesn't mean they aren't!

But back to the house...

There are three possible setups for sale:

Shell only: a completely empty home for sale. Imagine that this is you, walking into a house off the street with a "For Sale" sign out front. It comes with a toilet, shower, sinks, kitchen counters, shelves, and (if you buy them from the Marketplace) stove and fridge, but the rest of the home is empty.
Shell + default decorations: This is the shell plus the default decorations that I've chosen to include. The home is nearly complete. There are 30+ slots available for you to add your own personal touches to the home, but it comes fully furnished with couches, chairs, a bed, the vanity, desk, etc.
Shell + personalized decorations: This is the home plus the decoration of your choice. Keep in mind that there isn't a lot of item count to work with (the shell alone takes up nearly 900 item count), so the interior decorations can't be too elaborate. However, if you aren't fond of how the default decorations are set up, you can choose to purchase personalized decorations. I will put up the shell for you, then you and I will go through the house, decide how each room will be set up, and I will decorate it for you. Please keep in mind that this may take several weeks to complete, unlike the other two options, which are instant.

Pricing for people on Antonia Bayle:

Shell only: 1000 platinum or one (1) krono and 400 worth of SC items of my choice from the Marketplace.
Shell + default decorations: 1500 platinum or one (1) krono and 1400 worth of SC items of my choice from the Marketplace.
Shell + personalized decorations: 3000 platinum or two (2) krono and 2400 worth of SC items of my choice from the Marketplace.

Pricing for people not on Antonia Bayle (cross-server):

Shell only: One (1) krono or 1800 worth of SC items of my choice from the Marketplace.
Shell + default decorations: One (1) krono and 400 worth of SC items of my choice from the Marketplace or 2200 worth of SC items of my choice from the Marketplace.
Shell + personalized decorations: Not available.

How to purchase your home:

Contact me (Jazabelle) either via private message on the SOE forums, my guild's forums, on Facebook, or in-game.
When you contact me, let me know whether you are on Antonia Bayle or another server.
When you contact me, let me know whether you want the shell only, the shell + default decorations, or the shell + personalized decorations.

If you are on Antonia Bayle:

Please check with me to make sure I have the stock on hand to set up your house. If I do not have the stock on hand, you and I will need to discuss whether you want me to wait until I get the stock, or whether you would prefer to pay market price for your items so that you can have your home immediately.
If I have the stock on hand to set up your house, please ensure that you have purchased one (1) Personal House Item Limit Expander (200) from the Marketplace, and have used it while standing in your Hua Mein house. (OPTIONAL: House Item Limit Expanders are no longer required, due to the change made to building blocks.)
If I have the stock on hand to set up your house, please ensure that I have trustee to your house.
If I have the stock on hand to set up your house, please ensure that if you want them, you have purchased one (1) Gnome Works Stove and one (1) GnomeWorks Icebox from the Marketplace. If you do not want them, there will be gaps in your home that it will be your responsibility to fill.
If at any point you should choose to publish the home, please ensure that my name (Jazabelle) appears in the home name.
If at any point you should choose to publish the home and it enters the Hall of Fame, please be willing to provide me a copy of the trophy (A home can enter the Hall of Fame more than once. Each time it does, it earns another trophy, so don't worry that I'm taking your trophy from you! You can simply type /republish_house to republish it, and get another trophy as soon as it enters the Hall of Fame again. It will enter the Hall of Fame again as soon as it earns one more award. You don't even lose any Likes with this method!).

If you are not on Antonia Bayle:

Please gather all of the materials for the home you want ("Shell" tab only if you only want the shell, "Shell + Deco" tab if you want shell + default decorations) before you request that I visit your server.
Please ensure that you have purchased one (1) Personal House Item Limit Expander (200) from the Marketplace, and have used it while standing in your Hua Mein house before you request that I visit your server.
If you want a shell + deco, please ensure that you have obtained one (1) Dimensional Pocket Expander from a sage or the broker, and have used it while standing in your Hua Mein house before you request that I visit your server.
Please be ready to discuss payment and to send it to me before I travel to your server.
If at any point you choose to publish the home, please ensure that my name (Jazabelle) appears in the home name.

Setup 2b: Shell + Default Decorations

Darkzephyr's Setup uses approximately an extra 50 items for personalization, since it does not need the bridge or foundation. Darkzephyr's Setup was done as a personal favor to Darkzephyr. The Qeynosian Riverfront Property is meant to be in the Hua Mein prestige house. Moving it to another home takes a lot of work, and will cost. Darkzephyr did her personalized decorations. Her home began as a modified Shell + Default Decorations.
